Our Clients office based Lettings Administration Team offers assistance to the many tenants and landlords throughout Berkshire. Working together as a team in an extremely enthusiastic and fast paced environment with the phones continually ringing provides you with a varied and demanding role. Answering queries on the tenancy agreement, explaining the process of extending a contract, or guidance on property law, or arranging for an electrician, plumber or other of the many problems that may arise when renting a home will often require you to mediate between landlord, tenant and contractor. Your role is to balance the many different demands on your time to ensure that tenants and landlords receive an excellent service at all times. Another important element is to ensure all the necessary documents have been received, recorded and are kept up-to-date. You will be trained on all aspects of the property industry, so experience is not always necessary. You will have ‘on the job training’ in order to provide you with hands on experience from the beginning. You will also have the opportunity to study to become a qualified National Federation of property professional and member of ARLA. The Property Management Role consists of the following:- • Facilitating Move Ins of new Tenants, following the referencing process, meeting Landlords and Tenants to sign their contract with them, arranging any safety checks, collecting completion funds. • Dealing with maintenance issues, arranging contractors, arranging access and paying Invoices. • Renewing existing contract, negotiating rent increases, creating of Tenancy Agreements. • Rent collection, credit control when rent is not paid. • Deposit returns, negotiating between Landlord and Tenant to resolve any damages. • General telephone/e-mail enquiries.
